  • Housing Costs Still Make Hiring Harder

    Dutch house-price growth is slowing, but high prices and rents still affect recruitment, commuting, payroll and business location choices.

    Dutch existing-home prices were 3.3% higher in August 2026 than a year earlier, down from 3.9% in July. Prices fell 0.1% during August but remained 17.8% above their July 2022 peak. Residential rents were 4.4% higher in July than a year earlier.

    Why this matters

    Housing costs affect recruitment, payroll and shift planning. Candidates weigh pay against rent, travel costs and commuting time. A job offer can fail when the journey does not work. That leaves vacancies open longer and can add agency cover, overtime and travel payments. Hiring is local. A restaurant, workshop or care provider needs staff who can reach each shift reliably. Cheap premises can prove costly when suitable workers live too far away.

    A workshop offers a technician a permanent contract at a suitable salary. Buying nearby is out of reach. Local rent would take too much of the technician's monthly income. A longer commute is the remaining option. The vacancy stays open. Meanwhile, the workshop pays overtime and delays customer jobs. Its rent has not changed, but housing pressure has raised operating costs.

    • Map the real commuting area. Review the roles that are hardest to fill. Record the travel distance candidates can manage at actual shift times, including early starts and late finishes.
    • Record why candidates decline. Separate pay, housing, commuting, contract and career reasons. Use notes from recent applications instead of assumptions about the local labour market.
    • Include vacancy costs in payroll planning. Budget for overtime, agency cover, travel payments and lost work. An open role can affect cash before a new employee joins payroll.
    • Test staffing before signing for a site. Check whether enough workers can reach the proposed location. Compare the result with the rent, contract term and expected margin.
    • Keep property dates separate. For a property project, track the permit, construction start, completion, occupation and first income as separate planning dates.
