    Dutch house price growth is slowing, while transactions are increasing. Local price gaps and weak new-build sales still affect employers, buyers and builders.

    Dutch existing-home prices rose 4.1% year on year in June 2026, while registered transactions increased 7.9%. National price growth is slowing, but regional gaps remain wide. Weaker new-build sales are also delaying relief for buyers, employers and builders.

    Why this matters

    Slower price growth does not make homes cheaper. In the second quarter, prices rose 7.9% in Groningen and 2.4% in Noord-Holland. Amsterdam recorded 0.8%; The Hague reached 4.5%. Local housing costs can keep vacancies open and raise travel allowances. New-build sales fell 19.1% in the first quarter, despite 23,500 permits and 226,600 permitted unfinished homes. Permits do not prove sales, funding or completed homes. Higher private home value is not operating cash.

    A technical company near Groningen wants to hire an engineer. Although the candidate accepts the salary, suitable nearby housing is unavailable. A long commute makes the role less attractive. The manager records a skills shortage. Yet the failed offer may stem from local supply, travel time and cost. Raising every salary would increase payroll without fixing those issues. Its hiring file should record where candidates live, why offers fail and what current staff spend on travel.

    • Use local housing data. Use figures for the relevant municipality, property type and price range. Put them in recruitment, property and investment plans rather than relying on a national average.
    • Record housing-related hiring problems. Track rejected offers, commuting distance, travel costs and housing concerns. Keep these records separate from general skills shortages.
    • Split the construction pipeline into stages. Mark each project as permitted, started, reserved, sold, financed or delivered. Match supplier invoices and payment dates to the correct stage.
    • Keep home value separate from business cash. Do not treat private property gains as company liquidity. Review guarantees, refinancing and dividend plans together in the business file.
    • Test cash before committing. Before each property or building decision, check finance, expected margin, supplier payments and timing. A full order book can still leave a cash shortage.
